Megan’s Law Disclosure This week, we find our intrepid home buyers Dave and Rose enjoying a consultation with their real estate agent. Like doing anything in our modern society, there is paperwork involved; disclosures, contracts, buyer's guides, etc. Do not worry! You don't have to go through every line, we know you want to get out and start looking at homes. After all, this is the fun part. Some of this information, however, does apply to house hunting, so we really like to go over it right from the start, so you have the information you need. There is more to picking a new home than just the number of bedrooms and baths. One of the "need to know right from the beginning" items is about Megan’s Law. Megan's Law is the name for laws in the United States requiring law enforcements' authorities to make information available to the public regarding registered sexual offenders. Each state has the latitude to decide what to make public and how to make it available; registered sexual offender's addresses, photos, crime report, etc. As a home buyer, or home owner this information may be important to you. If you would like to check out a neighborhood to see if any registered sexual offenders live there, you can find the information from several sources. First, you can call the local Police Department, State Police Department or Sheriff's Office. Next, there are several web sites which list the information. Go to your State government web page and search for the information. Here in Virginia the web site is Sex Offender and Crimes Against Minors Registry Home Page. You can search by zip code, county, map or name, or call 804-674-2000. More general information can be found at Wikipedia information on Megan’ Law. Megan’s Law Disclosure. What the current disclosure states is Purchaser(s)/Tenant(s) should exercise whatever due diligence they deem necessary with respect to information on any sexual offenders registered under Chapter 23 (§19.2-387 et. seq.). As laws periodically change, please contact your real estate agent, or your State for the latest information. Days On the Market More than once, I have seen home buyers miss a great home, because the listing showed the home has been on the market for a long time. They find a great home and keep looking saying, "Well it has been on the market for 180 days, no rush let’s look some more and if we don’t see anything else, we’ll come back to this one". Watch for ’when’ the home was on the market and any price changes. The home may have been put on the market all winter when there was not a lot of buying activity. Check to see if there are been a recent price reduction; that could entice a quick sale. Don’t assume a home will be there next week.
